Why Annual Electrical Inspections Matter for Winston-Salem Homeowners

Your home's electrical system is largely invisible — running inside walls, under floors, and behind panels — which makes it easy to ignore until something goes wrong. But electrical failures are among the most preventable causes of home fires, and the warning signs are often there long before disaster strikes.

Annual electrical inspections matter for three practical reasons:

Safety: Electrical fires cause over 51,000 house fires per year in the US, resulting in nearly 500 deaths and $1.3 billion in property damage. The majority are caused by wiring failures and electrical distribution equipment — almost all of which would be caught in a professional inspection.

Insurance: Several insurance companies in NC are tightening requirements for older homes. Homes with Federal Pacific panels, knob-and-tube wiring, or aluminum wiring may face non-renewal unless electrical deficiencies are addressed. A documented inspection report protects your coverage.

Resale value: Electrical issues are the single most common finding in home sales inspections in Winston-Salem. Buyers use electrical deficiencies as negotiating leverage. Knowing and addressing issues before listing gives you control over the process.

10-Point DIY Electrical Safety Checklist

This checklist covers what a non-electrician homeowner can safely observe and test. It takes about 20 minutes to complete your whole home.

1. Test every GFCI outlet. Press the TEST button — power should cut immediately. Press RESET — power should restore. If a GFCI fails either test, it needs replacement. Check bathrooms, kitchen counters, garage, and all outdoor outlets. (See our full GFCI outlet guide for detailed instructions.)

2. Check smoke and carbon monoxide detector function. Press the test button on every detector. Replace any that don't respond. Replace battery-only detectors older than 10 years — the sensor itself degrades. Replace combination smoke/CO detectors older than 7 years.

3. Inspect outlet and switch cover plates. Look for cracks, discoloration, scorch marks, or covers that are warm to the touch. Any discoloration or warmth indicates overheating and needs professional attention immediately.

4. Look for two-prong ungrounded outlets. These provide no grounding protection and no GFCI capability in their standard form. Count how many you have in bathrooms and kitchens — these should be upgraded to GFCI-protected three-prong outlets.

5. Check visible wiring for damage. In your basement, attic, crawl space, and garage, look for exposed wiring with cracked, brittle, or rodent-damaged insulation. Any exposed conductor or damaged sheathing is a hazard.

6. Open your electrical panel and inspect visually. Look for: rust or moisture stains inside the panel, burn marks near any breaker, breakers that appear to be in a middle or ambiguous position, or the panel brand names "Federal Pacific," "Zinsco," or "Pushmatic." Any of these findings warrant a professional inspection immediately.

7. Test for flickering lights. Turn on your HVAC, dishwasher, or other large appliance and observe whether lights dim or flicker when the appliance starts. Brief dimming when a large motor starts is normal. Persistent flickering or significant voltage drop suggests loose connections or panel capacity issues.

8. Check extension cord usage throughout the home. Extension cords used as permanent wiring — running under rugs, through walls, or powering permanent fixtures — are a fire hazard. Identify any and plan to have proper outlets installed to replace them.

9. Inspect outdoor outlets and fixtures. All exterior outlets should be in weatherproof in-use covers (covers that seal even when a plug is inserted). Look for cracked covers, missing covers, or outlets that aren't GFCI protected.

10. Note the age of your panel and wiring. If your home was built before 1980 and has never had a panel upgrade or rewiring, document the panel brand and amperage rating. A 100-amp panel in a home with modern appliances and HVAC is likely undersized. A Federal Pacific or Zinsco panel regardless of amperage is a safety liability.

Red Flags That Need Immediate Professional Attention

Some findings on your checklist shouldn't wait for a scheduled appointment. Call a licensed electrician today if you find:

  • Any burning smell from outlets, switches, or the panel — at any time
  • Scorch marks or discoloration on outlet or switch covers
  • A panel labeled Federal Pacific, Stab-Lok, Zinsco, or Pushmatic
  • Visible sparking from any outlet or switch
  • Outlets or switches that feel warm or hot
  • Wiring with cracked, brittle, or missing insulation
  • Water damage near electrical panels or junction boxes

If you smell burning or see sparking coming from your panel, turn off your main breaker if it's safe to do so and call 911. Do not wait.

What a Licensed Electrician Looks for During a Professional Inspection

A professional electrical inspection goes well beyond what a homeowner can safely observe. Here's what Dausman Electric's licensed electricians check during a home safety inspection:

Panel assessment: Brand, age, amperage, available capacity, breaker condition, proper wire gauge for each breaker, signs of overheating, moisture intrusion, and compliance with current NC code. We test every accessible breaker.

Wiring assessment: Identification of wiring type (copper, aluminum, knob-and-tube), condition of visible wiring in accessible areas, proper wire sizing for each circuit, and evidence of unpermitted DIY modifications.

Outlet and switch testing: Every accessible outlet tested with a calibrated outlet tester for proper wiring (hot, neutral, ground), GFCI protection where required, and AFCI protection on bedroom and living area circuits.

Grounding and bonding: Verification of proper grounding at the service entrance, panel, and throughout the home.

Smoke and CO detector compliance: Verification of detector placement against current NC code requirements and interconnection testing.

Code compliance report: Written documentation of findings, safety concerns, and code deficiencies — organized by priority so you know what needs immediate attention vs. what can be planned for.

How Often Should You Have a Professional Inspection?

The general guidance for NC homeowners:

  • Every 10 years for homes in good condition with modern wiring and an updated panel
  • Every 5 years for homes 30+ years old or with older panel equipment
  • Before purchasing any home — always get an electrical inspection separate from the general home inspection
  • After any major weather event — flooding, lightning strikes, or ice damage can cause electrical problems that aren't immediately visible
  • Before any major renovation — your electrician needs to assess existing capacity before adding circuits
